R38Beehive series capsule house
The faceted flagship with two balconies. 38 m² · 2 rooms · 1 bathroom · 2 balconies

The R38 is a space capsule house built around a faceted, hexagon-panelled shell with two balconies. Inside are two rooms and a bathroom across 38 m². It is the statement piece for a resort's signature units.
Hexagonal panels and windows give the R38 its identity.

Outdoor space at both ends of the unit.

Designed to headline a resort or a flagship site.

Bathroom, lighting, curtains, the control panel and air conditioning are installed before the module ships.

A welded 80 × 80 × 5 mm rectangular steel frame carries the shell, floor and fit-out as one module. Standard configuration includes a separated wet and dry bathroom, water heater, lighting, curtains, a control panel and air conditioning.

For cold regions the manufacturer offers thicker insulation, trace-heated water lines and auxiliary electric heating. Hot-climate glazing and cooling are confirmed per site.

Specifications follow current manufacturer documentation and are confirmed with each quotation.
The R38 is the Beehive-series flagship: a 38 m² space capsule house whose shell is built from faceted hexagonal panels, with hexagonal windows and glazed ends. Inside the 11.5 × 3.3 × 3.3 m body are two rooms and a bathroom, with a balcony at each end.
It is the most distinctive shape in the range. Many sites use one or two R38 units as signature suites rather than a whole row: the unit that leads the booking page and the site's photography.
Best for
- Signature suites on resort and glamping sites
- Statement private retreats
- Flagship units for a site's photography
How the R38 is quoted and delivered
The price of a R38 depends on its configuration (shell colour, glazing, climate package and fit-out), the number of units, the port of loading and the delivery terms. That is why this page shows no price: you receive a current, dated written quotation that states all of them.

Questions about the R38
The R38 measures 11.5 × 3.3 × 3.3 m (L × W × H) and has a floor area of 38 m²: two rooms, one bathroom and two balconies.
They share the same exterior dimensions and floor area. The F40 has a smooth shell with a long glass wall, one bedroom and two living areas; the R38 has a faceted, hexagon-panelled shell, two rooms and a balcony at each end.
It can, but most projects use one or two as flagship units alongside simpler models such as the F30 or F40, which keeps the signature shape special.
Yes. The R38 is fitted out at the factory and ships as one complete module, wrapped and strapped on a flat-rack container or carried as deck cargo. The packing method and port of loading are confirmed in the quotation.
Level footings, usually concrete piers or strip footings, sized by a local engineer for your soil and the unit's weight. Footings, utility connections and approvals are arranged locally.
