F40Ark series capsule house
Room to live, with a private balcony. 38 m² · 1 bedroom · 2 living areas · 1 bathroom · 1 balcony

The F40 is an 11.5 m, 38 m² space capsule house. Its long glass wall runs past a bedroom and two living areas to a covered balcony at the end — a suite that works as a premium guest room or a compact home.
Separate lounge and dining zones make longer stays comfortable.

A glazed balcony at the end extends the room outdoors.

Floor-to-ceiling glazing runs almost the full length of the cabin.

Bathroom, lighting, curtains, the control panel and air conditioning are installed before the module ships.

A welded 80 × 80 × 5 mm rectangular steel frame carries the shell, floor and fit-out as one module. Standard configuration includes a separated wet and dry bathroom, water heater, lighting, curtains, a control panel and air conditioning.

For cold regions the manufacturer offers thicker insulation, trace-heated water lines and auxiliary electric heating. Hot-climate glazing and cooling are confirmed per site.

Specifications follow current manufacturer documentation and are confirmed with each quotation.
The F40 is the largest Ark-series space capsule house: 11.5 × 3.3 × 3.3 m with 38 m² of floor area. A continuous floor-to-ceiling glass wall runs past a bedroom and two living areas to a covered balcony at the end of the unit.
The second living area is what sets it apart. Guests on longer stays get a lounge and a dining zone away from the bed, which is why the F40 is often chosen as a premium suite, a compact home or, with the interior opened up, a small café or showroom.
Best for
- Premium resort and glamping suites
- Safari and eco-lodge rooms for longer stays
- Cafés, sales galleries and showrooms

Questions about the F40
The F40 measures 11.5 × 3.3 × 3.3 m (L × W × H) and has a floor area of 38 m²: one bedroom, two living areas, one bathroom and a balcony.
Yes. The long glass frontage works as a shopfront, and the layout can be adapted, for example with an open kitchen. Commercial use needs local permits for the activity itself, such as food service and accessibility.
Both are about 38 m² with a balcony. The F40 has its glass along the long side, so units line up facing the view. The 11.8 m N38 has glazed, curved ends, which suits units placed end-on to a lake, a valley or the sea.
Yes. The F40 is fitted out at the factory and ships as one complete module, wrapped and strapped on a flat-rack container or carried as deck cargo. The packing method and port of loading are confirmed in the quotation.
Level footings, usually concrete piers or strip footings, sized by a local engineer for your soil and the unit's weight. Footings, utility connections and approvals are arranged locally.
