There is no fixed minimum. Because each unit is independent, many sites open with a first cluster and add more once occupancy proves demand. Leave the footings, utility stubs and paths for later phases in the plan from day one.

Compact one-bedroom units (F30, N30, X30) keep the cost per key down. The F40 and N38 add balconies and room for longer, higher-rate stays, and one R38 can serve as a signature unit.

Far enough that glass walls do not face each other and conversations do not carry. Offset units, and use planting or decks as screens; on a slope, stepping units down the hill keeps every view open.
